How we think about owning things for a long time.
We're building a portfolio of small residential rentals in Texas with a long hold horizon and conservative leverage. If you'd like to understand how we underwrite, what we own, and how we think about risk, get in touch and we'll walk you through it.
Long hold, no forced exit
We underwrite every property assuming we never sell it. No fund timeline, no five-year window forcing a bad decision in a bad market.
Conservative leverage
We size debt so a property carries itself through vacancy and a major repair in the same year, because eventually that year happens.
Our capital is in it
We invest alongside every dollar raised. We take the same risk on the same terms.
Operations in-house
We manage our own properties. Nobody between us and the condition of the asset or the experience of the resident.

We don't publish returns, terms, or open opportunities on a public website — partly because it's poor practice and partly because it isn't how we'd want to be approached either. Send a note and we'll set up a call.
